Q: Will you be listing my house on the MLS or actually buying it?
A: We are not real estate agents, we are professional home buyers. This means that if your property is a good fit for our buying criteria, we agree on fair price and terms for yourself and us, then it’s a prime candidates for what we do. After purchasing your property we will be making the repairs ourself and sell it as a flip property on the market or hold it as a rental if the numbers work for that. We buy houses all over British Columbia so you’re in good hands.
Q: Who are cash offers NOT for?
A: Sellers who are looking to get the most amount of money possible even if that means waiting months on the market going through buyers who have their financing fall through. Additionally cash offers are not for sellers who are willing to do all the upgrades necessary, sellers who are willing to tolerate tons of showings at inconvenient times, and sellers who don’t value a customized and personalized experience.
Q: How fast can you close?
A: Because we buy houses cash, we have more flexibility than a traditional retail buyer. We can close in as quick as a week in the most dire circumstances. If you do require a quick closing we just ask that you make it clear that you need that and communication is clear. In most cases it comes down to getting the necessary paperwork and having the notaries/lawyers work quickly enough to accommodate the required timelines.
Q: How are you different from a real estate agent?
A: Real estate agents are middlemen/women who take care of pictures, staging, listing your property on the open market, coordinating tons of showings, and work your property for months on the market to hopefully bring you an offer. Q: Do you pay fair prices for properties?

Q: My house is a mess, will you give me time to clean it and should I do that first?
A: We find that most sellers who work with us value the fact that they can leave the home in any condition (and we mean it!). Dirty toilets? Infestation? Hoarding? Garbage? We’ve seen it all! Q: My house is currently listed with a realtor are you willing to buy it?

Q: How do you determine the price to offer on my house?
A: We don’t keep this a secret. With British Columbia Property Buyers this is very simple and straightforward. First we identify the city, the neighbourhood, what work needs to be done to the property, and what we may be able to resell it for later when it is fixed up and pretty. From there we deduct all other costs such as transfer taxes, holding costs while we flip the property, and any other factors that could affect resale such as a declining market. Q: Are there any fees or commissions to work with you?
